It’s time to make real estate liquid – and here’s how

Real estate, a very traditional industry, has undergone a variety of rapid innovation cycles. Construction, AR/VR, safety, materials, you name it. Yet we still use the same methodology to finance most of the $280T property industry. Although crowdfunding is becoming very popular and is growing at a rapid 33% per year pace, it is still expected to reach approximately $870 billion, or otherwise under $1T. At the same time, other industries prosper because they have robust ingrained financial systems and mechanisms that increase the accessibility of financing and also liquidity. Publicly traded REITs currently stand at about $1.1T in total or less than 1% of the total property market. For comparison, in the private equity market, the total market capitalization of public companies in the US alone is about $47 trillion while the global private equity market is only about $7.3 trillion. It’s incredible how the public markets are so much larger for private equity than real estate. With most individual property investors owning the home they live in, tied to mortgage payments stretching for 10 to 30 years, they normally have limited resources to invest in other assets. With the understanding that going public may be an option best suited for private equity models rather than most real estate, it’s time to create the tools for a liquid property market and change the way families create a safety net and encourage value creation based on the real estate sector.

Why Aren’t We all on Blockchain Yet? The Upcoming Era of Blockchain Transformation

A number of issues are preventing blockchain from reaching its full potential as the disruptive force of the future. To this end, organizations have been brainstorming on how to maximize its potential and come up with mechanisms to overcome blockchain’s shortcomings. I discuss the hurdles businesses are facing with blockchain adoption, as well as considerations, and the types of infrastructure and services required for enterprises, and their customers, to implement and take full advantage of blockchain technologies. I predict that with blockchain comes a new industry called “blockchain transformation,” which akin to “digital transformation” has created endless opportunities for innovation and gave rise to cybersecurity, big data, cloud, IoT, AI, Customer Experience and other types of technologies that facilitated digital transformation. Similarly, the blockchain transformation will create exciting opportunities for innovation. This lecture will “imagine” and predict the potential of blockchain for enterprise and call upon innovators globally to start working on these technologies to bring mass adoption of blockchain a reality.

Token-Powered Networks

A blockchain-powered ecosystem can be used to manage and grow successful communities. The community coin will help harness the social capital of the community. The network token enables people to build sub-economies (hyper-focused marketplaces), to commit themselves to each other and to knit the social fabric. A sense of belonging and the trust/tolerance of social networks are enhanced and facilitated by community coins and vice versa.

How Blockchain Disrupts Business Processes with Smart Contracts

Smart contracts will become one of the most important tools for business processes and innovation – they are already used by various industries from supply chain and food safety to legal, insurance, real estate and more. We will discuss the full cycle of smart contracts from logic development to coding to integration into the business operation and how creation and customization can be streamlined with various technical tools based on machine training or artificial intelligence. We will also show the technical challenges of smart contracts, such as integrating real-world data to settle smart contracts, and how they are solved by various projects and technologies.

Blockchain – the Instrument of Trust for Good

Blockchain technologies provide the hope for the global economy of good – with its built-in transparency and trust features, they are already used by various initiatives to promote better business practices. Utility tokens provide a new breed of economics, with programmable rules, which will allow providing incentives to individuals and businesses alike to conserve valuable resources as well as help populations in need. Proponents contend blockchain will touch, if not disrupt, every major industry and will even alter the way that people and societies interact. Technology that increases efficiency, reduces costs and promotes transparency can have significant implications for sectors that are dedicated to driving social impact. The potential to transform systems and leapfrog infrastructure can enable solutions that previously weren’t thought to be possible. The security potential of blockchain has also been implemented in the social sphere. The technology has been applied to international aid agencies, who have had long-standing issues with mismanagement, complex bureaucracy, and fraud. Blockchain allows them to circumnavigate third parties like banking institutions to make their projects more efficient.

Blockchain for Reducing Social Inequality

It seems like the Internet created opportunities for equality with a seemingly endless database of resources that are accessible to everyone, but in a way it has also created a cultural divide, influencing opinions and perpetuating narratives advancing interests of a narrow group of individuals and all of this because of the system created by the top advertising platforms in which those with the most power or financial resources have the monopoly on information. Blockchain has an opportunity to change all that through more equitable ways of content discovery and access to information.
